The Roots at Sadahalli is marketed under the SVAM Realty brand, with SRKP Group as the parent badge. The entity that signs the sale deed, holds the RERA registration and receives your money is SRK Infra Projects Private Limited. Those three names are not interchangeable, and a buyer should know which one appears on the agreement.
This page sets out what the registries, the courts and the developer's own dated documents show — and separates the two. Where a claim exists only in the developer's marketing, it is attributed rather than asserted. Where sources disagree, that is said.

That last line is worth dwelling on. The Karnataka RERA land-owner table for this project carries exactly one row — SRK Infra Projects Private Limited, Land Owner Share 100.0 — against PID 150300200401202316 and survey numbers 107, 108/1 and 110/1. There is no landowner family, no joint venture partner and no development-management arrangement to disclose. Buyers in this corridor routinely find a JV structure behind a single brand; here there is not one, and that removes a whole category of handover-stage dispute.

The company's Karnataka operating address, on both the RERA certificate and the detail record, is Unit 9B, 9C and 9D, 5th Floor, Vista Pixel, Jakkur Layout, opposite Phoenix Mall of Asia, Byatarayanapura, Yelahanka, Bengaluru 560092.
The registered office is in Andhra Pradesh, not Karnataka. This is a Visakhapatnam company operating in Bengaluru through a branch office, and its registered address sits inside its own commercial building, SRK Destiny — which is also one of the group's named delivered projects. That is a small, checkable corroboration of the Vizag origin the brochure describes.
We publish no corporate identification number. The Karnataka RERA filing declares a Telangana state code while company records return Andhra Pradesh and the Vijayawada registrar. The likely explanation is the 2014 state bifurcation and a subsequent transfer, but the sequence is not established, so the safe published form is the one above: incorporated in 2002, Registrar of Companies, Vijayawada.

Two names appear on this page, and only two, because they are the two the developer publishes itself.

Both are named on the group's own site and both are corroborated by the Karnataka RERA detail record, which lists the same individuals in the same roles. No other director, no authorised signatory and no identification number of any kind appears here.
The RERA filing records five directors, one classified executive and four independent. "Independent" there is the promoter's own tick-box on a regulatory form rather than a Companies Act determination, and this page does not present it as a governance credential.

Two findings follow from that table, and both belong on a page a buyer reads before paying.
The Roots is the group's first built-form residential project in Karnataka. Every earlier registration is a Plotted Development: the group sells land with infrastructure laid in. The Roots is 100 finished homes with private basements, lifts to every floor, a clubhouse and a sewage treatment plant, filed for 2030. Those are materially different businesses with different delivery risk. This is not a developer new to residential land in this belt — it is a developer new to delivering built homes at scale under RERA in Karnataka. Write that down and weigh it; it is a fact, not a verdict.
Three of the five earlier projects formally applied for project completion. The Estates I applied on 22 September 2020 against a filed date of 28 February 2021 — five months early. The Estates 2.0 applied on 3 August 2023 against a filed date of 23 July 2023 — eleven days late, which is effectively on time. The Estates II applied on the same day as The Estates I, against a filed date that precedes its own registration and is discussed below. For plotted product that is a good, checkable delivery record.
Two caveats travel with it. The Estates II's filed completion date of 31 August 2018 precedes its registration date of 22 November 2018, so its apparent two-year overrun is an artefact of registering a nearly finished project and is not a delay. And The Estates 3.0 shows a real filing-compliance gap: its filed date of 5 June 2025 has passed with no completion application and no quarterly progress reports at all, while this project's own July 2025 filing declared The Estates 3.0 complete and attached a completion certificate whose filename was an unedited template default. That is a documented paperwork failure. It is not evidence of a stalled project and should not be read as one.

One further note on the portfolio: Aamaya is marketed on one of the group's sites as a villa project, while Karnataka RERA registers it as a Plotted Development. We flag the difference rather than reconcile it, and we do not use Aamaya as a villa comparison for The Roots.
The forty-year account, and what can be said about it
The brochure carries a timeline headed "Over 40 Years of Enduring Excellence". Here is how much of it stands up.
The 1980s industrial work. The developer's own account places the family's origins in industrial structures at Visakhapatnam in the 1980s. No independent record naming this contractor was found, so it is published here as the developer's account and not as fact. Three verified facts make it plausible without proving it: the promoter's registered office has been in Visakhapatnam throughout, its directors are resident there, and the group's own commercial building is in that city.
The infrastructure decades. The brochure describes highways, canals, dams, railways and irrigation work across multiple Indian states. We publish no count of states, because the developer's own sources give two different numbers, and no named road credential, because the one named in the brochure does not fit the years claimed for it. Where a claim cannot be dated, the honest form is the general one: infrastructure and civil work across multiple Indian states, on the developer's own account.
Delivered scale, on the developer's own numbers. The brochure of October 2025 states residential delivery of 17 lakh sq ft and commercial delivery of 1.8 lakh sq ft, with 7.9 lakh sq ft ongoing and 9.8 lakh sq ft upcoming. The group's websites round the delivered total to 18 lakh sq ft. These are the developer's figures, and none of them is independently audited. We publish the brochure's split because it is the most specific and it is the document in our possession.
Awards. The group lists several industry awards on its own websites. No independent confirmation of any of them was found, and no ISO, IGBC, GRIHA or LEED certification is claimed by the developer or was found by us. This page therefore names none of them and builds nothing on them. If an award matters to your decision, ask the developer for the citation.
The hospitality arm
ORO is the one group brand with corroboration from outside the developer's own material. Its resort at Nandi Hills, near Doddaballapura, has been listed independently on several travel platforms since it opened in 2023. Travel platforms share no upstream with property marketing, so the existence and operation of the hospitality arm is corroborated. We publish no room or key count — the developer's site and the travel listings disagree.
Two points of precision for buyers at The Roots. The brochure's phrase is "Doorstep Service with ORO Resort", which describes a brand extending service to the project. The brochure's own distance table separately places ORO Resorts 28 km away. So the resort is not on this site. The on-site space the brochure describes is the Infinity Pavilion, an area for gatherings, events and celebrations that the developer says is "managed under ORO Hospitality". The wider "ORO experience" the brochure describes — guest rooms, a café, fine dining, co-working and event spaces — is the developer's claim and is not a delivered facility today.
Complaints, courts and the limits of a clean search
Karnataka RERA records zero complaints against this promoter, across all seven of its registrations, and zero against this project. That is a promoter-level clean sheet, checked independently against more than one project record, and it is unusual.
In the courts, the company appears as petitioner in every matter where it is a party. In the only one whose outcome is established — a Karnataka High Court writ decided on 30 July 2026 — it won: a revenue mutation-entry dispute in Bangalore North taluk, unconnected with Sadahalli or Devanahalli, in which an Assistant Commissioner's order was set aside and the mutation entry restored. A separate suit in a Bangalore district court references an SRK-built Villagio villa only as a property description; the company is not a party to it and it is not an SRK liability matter.
No consumer-forum matter, no NCDRC matter, no insolvency proceeding, no RERA complaint and no delivery-delay penalty was found.
The honest limit on all of that: absence of a search result is not proof of absence. District consumer fora and many state adjudication orders are poorly indexed. The Karnataka RERA complaint data is authoritative and it is zero; everything else is a search that came back empty. This page does not use the phrase "litigation-free".
How the developer says it builds
From the brochure — the developer's own stated specification, quotable with attribution and not independently verified.
A monolithic RCC box-frame structure, seismic-zone compliant, with all walls in RCC rather than block masonry, and stage-wise anti-termite treatment. A dual-skin façade for thermal performance. Hydro-pneumatic water supply with dual piping carrying treated water for flushing and landscape. UPVC double-glazed toughened windows, 8 ft doors, imported marble to the foyer, living, dining and kitchen, wooden flooring to the master bedroom. Grohe or Kohler-equivalent bathroom fittings and Schneider or Legrand-equivalent switchgear. A 9 kW electricity supply with 100 per cent diesel-generator backup at a 0.5 diversity factor, and a 15 amp EV-charging socket provision in every private basement. Community utilities include a water-softening plant, the sewage treatment plant, an organic waste converter, CCTV of common areas and visitor management, with all landscape maintained on recycled water.
The brochure also claims a design life of more than sixty years. That is unverifiable and this page does not repeat it as fact.
The environmental commitments are the stronger story, because a government signed them
These are binding conditions of the environmental clearance for The Roots, dated 21 April 2025 — enforceable obligations rather than marketing promises:
a 100 KLD sewage treatment plant on SBR technology with tertiary treatment and zero discharge to any municipal drain · 82 KLD of treated water reused on site, 34 KLD for flushing and 48 KLD for landscape · a 60 cu m rainwater storage sump and 21 groundwater recharge pits · an organic waste converter at 50 kg per day · 280 trees planted before construction starts · minimum 25 per cent energy savings · minimum 50 per cent of roof area given to solar generation · EV charging at 25 per cent of parking · smart water meters per unit · diesel generators with catalytic converters and a dual-fuel option.
And a Corporate Environment Responsibility obligation with named beneficiaries: tables, chairs, smart classrooms, toilets, RO plants and rainwater harvesting for the government primary and high school in Sadahalli village; equipment, beds and medicine for the government hospital in Sadahalli village; and recharge of community borewells in the vicinity. In a taluk the Central Ground Water Board classifies as over-exploited, that last condition is not a gesture.
Where to check this yourself
The developer's own sites are svamrealty.com, printed on the brochure, and srkpgroup.com, the site declared to Karnataka RERA. Several other domains market this project and are not the promoter's; at least one of them carries a home-size figure that is simply an error. Treat any figure that does not come from a dated developer document, the RERA portal or the environmental clearance as unsourced.

Why the environmental figure differs from the RERA total is one of the open questions on this project.
